Submission scheme

The proposals for Lower Herne Village include:

  • Up to 800 new homes in a variety of sizes and tenure types – these will largely be family houses with gardens in response to local demand
     
  • A local centre containing up to 3,400 sq. m of floorspace set aside for new shops, business and community facilities – potential uses include healthcare facilities or a pub
     
  • The local centre will also have space which could be used for a day nursery or another community space of up to 600 sq. m
     
  • New public open spaces, play areas, recreational space, allotments and landscaping
     
  • Associated on site facilities and service infrastructure including strategic surface water attenuation and other sustainable drainage measures (SUDS), utilities and related infrastructure, bunding and other earthworks
     
  • Improvements to and the extension of existing public rights of way
     
  • Construction of a spine road through the site from Thanet Way/Canterbury Road junction to Bullockstone Road; accesses from Lower Herne Road and Bullockstone Road along with on-site estate roads, pedestrian and cycle routes and other highway related infrastructure

These parts of the proposals have been applied for in outline – meaning that the application will establish the parameters of the development. If outline consent is granted we will need to return to Canterbury City Council to ask for permission for detailed parts of the proposals such as the design of the houses.

The proposals also include a number of highways improvements on other land owned by Hollamby which would make delivering the Herne Relief Road possible. These include repairing and widening Canterbury Road and Bullockstone Road, as well as moving a short section of Bullockstone Road.

We are determined that Lower Herne Village will be a green and pleasant place to live, and are therefore applying to open up the lagoon north of the A299. This will include an ecological habitat for local wildlife, allotments and a new footpath creating a link to Greenhill and Herne Bay.
