New Homes

  • The Lower Herne Village proposals will see the creation of up to 800 new homes for families designed to meet their needs and aspirations, offering mixed tenure choices, and a variety of design styles.
     
  • This will include a comprehensive range of homes for first-time buyers through to those serving the needs of the retirement community.

Community

  • At the heart of proposals is the creation of a local centre that will provide a mix of uses to serve the existing residents of Herne Village as well as those who will make Lower Herne Village their home.
     
  • The proposals also include a number of other facilities which will benefit the local community, including new open spaces, new play facilities and new allotments.
     
  • A proportionate contribution will be made to local infrastructure, community facilities and affordable homes. We are holding ongoing discussions with Canterbury City Council and Kent County Council regarding the most appropriate balance of contributions.

Economic

  • The creation of 298 direct on-site jobs - during construction (164) and operational phases (134), along with up to a further 75 indirect jobs created through the purchase of goods and supplies.
     
  • The development will also generate an estimated £13.09m per annum in Gross Value Added; £10.62m of annual retail expenditure from residents of the proposed development; £7,096,537 of New Homes Bonus payments; and, circa £1.174m in Council Tax per annum.

Environment

  • The proposals include the creation of a new ecological area around the lagoon north of the A299. This will create habitats for a range of flora and fauna, making a contribution to the biodiversity of the area.

Transport

  • The provision of a spine road for Herne, taking traffic away from the historic village centre and routing it through Lower Herne Village and on to the Bullockstone Road towards Canterbury.
     
  • Improvements to the Bullockstone Road needed for the wider Herne Relief Road can be made possible by using essential land which Hollamby already owns.
     
  • New footpaths and cycle links, including a link from Herne to Herne Bay involving a new footpath by the lagoon.

A local developer

  • Hollamby is a longstanding part of the local community and is committed to playing an ongoing part in the development.
     
  • The masterplan has been designed to integrate the new development with Herne Village and offer benefits to the existing community as well as new residents.
     
  • Creating large and spacious homes with gardens in keeping with the character of existing homes in Herne Village.
